Each month the Code Enforcement Division, Building Division, and the Fire Marshal’s Office will conduct an inspection of one apartment community.  The purpose of said inspections is to maintain suitable and safe living conditions for the apartment community residents and to provide for their health, safety, and wellbeing.

During these inspections the Divisions will be looking at the exterior of each building, steps/stairs, balconies, and common areas for any deficiencies according to the Brookhaven Code of Ordinances.  Each inspector will make notes of each deficiency and accompany them with photos.  The Code Enforcement Administrative Assistant will then compile all notes and photographs and send the full report to the leasing manager for the community.  Each community will be given a compliance time frame and the Code Enforcement Division will conduct a follow up inspection.  If the community is in full compliance the leasing manager will be notified.  If there are lingering or new deficiencies the leasing manager will be notified.

The City of Brookhaven requires each apartment community to perform internal inspections on one-half of its units annually.  Those inspections must be submitted to the City of Brookhaven Community Development Department via the Code Enforcement Division.  Requirements for the annual inspections reports are as follows:

1) Inspections are to be completed and submitted to the Division in advance of the apartment community’s Occupational Tax Certificate (business license) renewal.

2) The Certificate of Compliance requires original signature of the approved inspector.

3) Each unit that is being inspected should be documented.

4) If a unit has been inspected the prior two years, that unit should be omitted and notated it in the inspection log. Property managers must use the inspectors that have been approved by the City of Brookhaven. Inspections should be submitted to the City no later than December 31, before the following year’s Occupational Tax Certificate can be issued.
