Brookhaven and Emory University Formalize Partnership

Brookhaven City Council approves Community Investment Agreement and rezoning to allow the creation of the $1 billion-plus campus

Brookhaven, GA, Nov. 26, 2019 – The Brookhaven City Council approved several related items that will enable Emory University to move forward with its planned Executive Park campus.

The Emory University Executive Park Campus comprises approximately 60 acres between Interstate I-85/Northeast Expressway and North Druid Hills Road and LaVista Road.  The development includes clinical buildings, medical offices, administrative offices, 200-room hotel, a 140-bed hospital, multifamily apartments, retail and ancillary services with a total development of approximately 3 million square feet.

“It is great to be in Brookhaven,” said Emory’s Sara Lu, Assistant Vice President for Real Estate. “This partnership will allow us to serve the community and advance the future of health care through community partnership, patient-focused care and innovative research. The overall vision for the property in Brookhaven is to create a health innovation district focused on supporting a connected community and workplace of the future.”

In a separate arrangement, Brookhaven approved a Community Investment Agreement with Emory, in which approximately 825,000 square feet will remain as taxable property.

“Funding from these otherwise potentially non-taxable properties allows the City to invest into infrastructure improvements and other municipal services that benefits the community as a whole,” said City Manager Christian Sigman.

“Our partnership with Emory University allows us to accelerate several key projects of vital importance to Brookhaven, while growing one of our largest employers,” said Brookhaven Mayor John Ernst. “Emory’s campus is going to change our community in a positive way, while maintaining stability and value to the Brookhaven community through health care and innovation.”

In addition, plans for Emory at Executive Park call for several transportation and alternative transit upgrades, including:

A traffic study to provide analysis for two phases of development (10 year and 15 year).
North Druid Hills Road and Executive Park Drive/Tullie Circle realignment with Children’s Healthcare.
Multiple roundabouts proposed within the site to facilitate efficient traffic flow.
Adding approximately 1.5 miles of sidewalks and 0.5 mi. of off-street, multi-use trail, as well as connection to the Peachtree Creek Greenway in coordination with Children’s Healthcare.

Emory also agreed to dedicate a path through Emory at Executive Park property to the nearest public sidewalk in coordination with the City to construct the landing and public access for a pedestrian bridge from Executive Park over I-85 to the Peachtree Creek Greenway.

“A lot of work has been invested into creating a vibrant and sustainable medical corridor in the southern gateway of Brookhaven which addresses the transit, infrastructure, public safety, and medical needs now and in the future,” said Mayor John Ernst.  “The partnership with Emory University is key to the overall success of this City and the region as a whole.”
